1. Completion Timescales

The average completion time for a standard property purchase is 3 to 4 weeks, subject to survey.
In urgent cases, completion can be achieved in as little as 7 days.

2. Valuation Process

Initial Valuation: Based on Land Registry data, market trends, and property condition.
Independent RICS Survey: Conducted at our cost to confirm the property's value.
Additional Assessments: Market appraisals, builder reports, or searches may be conducted if required.

Our offers typically represent up to 80% of the property’s value, reflecting our position as a trade buyer.

3. Legal Obligations and Solicitors

You may use any solicitor of your choice. However, if you use our recommended solicitor, we will cover your legal fees for the sale.
Money Laundering Checks: By agreeing to our terms, you consent to these checks.

4. Agreement Terms

Duration: The agreement remains valid for 4 months.
Cancellation: A 14-day cooling-off period is available from the date the agreement is signed.
Termination Costs: If terminated within the agreement term, we may charge up to £950 to cover incurred expenses.

5. Complaints Process

We are committed to resolving disputes quickly:

Acknowledgement: Within 3 working days.
Full Response: Within 15 working days.

If dissatisfied, complaints can be escalated to The Property Ombudsman:

6. Important Considerations

Binding Contracts: Property sales are not legally binding until the exchange of contracts.
Market Risks: Economic factors may affect our ability to purchase or impact the final agreed price.
Cost Coverage: In case we rescind the agreement, legal costs and survey fees will be covered by us.
